Questions owners usually ask before getting started.

For short-term and hybrid rentals, we usually work with a percentage-based management fee. Long-term rental management is priced differently, depending on how much ongoing support is needed. After the consultation, we give you a clear proposal before you commit.

No. The apartment remains yours, and the main financial and tax responsibilities also remain with the owner, including IFA, TFH and other applicable obligations. We manage the rental operation, guest side and coordination based on the agreed setup.

Short-term can bring stronger income in high season, but it needs more operation. Long-term is usually more stable, with less admin and fewer moving parts. Hybrid can give the best of both worlds: stronger seasonal income when it makes sense, and a calmer setup when stability matters more.

The rules can change by district and over time. We keep an eye on the current situation, follow changes, and adjust the rental strategy if needed. In an ever-changing market, staying up to date is part of the job.

We work with a clear written agreement. Because setup takes real work — listing preparation, content, systems, guest information and coordination — the agreement may include an early-exit or setup recovery fee if the owner stops the cooperation too soon. The exact terms are discussed openly before signing.

The rental income goes directly to the owner's account wherever possible. We then invoice our management fee each month based on the agreed structure, so the flow stays transparent.

First we talk through the apartment, goals and likely rental model. If it makes sense, we visit or review the apartment in more detail, then prepare a practical plan: suggested setup, service scope, charging structure and next steps.
